About Us - Terms & Conditions
Although we strive to ensure our guests have a wonderful stay with us, it is sometimes necessary to spell out specific terms and conditions. If you reserve a booking with us, you have agreed to the following Moss Vacations, LLC ("Moss Vacations") terms. Please feel free to contact us with any questions or comments you may have.
Reservations: 25% of total room cost ("Booking Deposit") required to secure a reservation. All reservations are accepted on a first come basis, and no reservation is guaranteed until confirmation is received from Moss Vacations. By reserving a booking, you hereby agree to the terms outlined on this site. A valid credit card is required to secure a booking. By supplying Moss Vacations with credit card information, you agree to all charges for deposits and room costs. Any excessive damage or loss of property will be the responsibility of the reserved guest, and you hereby agree that Moss Vacations has the authority to charge the cost of property damage or loss to the credit card on file. All references to check-in and check-out or arrival and departure are based on the details listed in the Booking Confirmation message.
Additional Fees: Pet fees and cleaning fees are incurred as specified per the reserved property details. Please refer to the appropriate property page on Moss-Vacations.com for more information. All fees will be listed in the reservation confirmation provided by Moss Vacations.
Payment Due: The full rental amount is due on the agreed upon day of arrival. If a reservation is cancelled within 2 weeks of arrival, you are responsible for the full room cost unless an alternate reservation is secured for the days of original reservation. There are no refunds for early departures.
Booking deposit: 50% refundable up to 60 days from agreed upon check-in date. Non-refundable within 60 days of check-in. Total room cost is considered due in full within 2 weeks from check-in. Sorry - no refunds for early departure.
Pets: Well-behaved dogs are always welcome. A nominal non-refundable pet cleaning fee will be charged to ensure the space is ready for any future guests that may have allergies. Any excessive damage or loss of property will be responsibility of reserved guest, and you hereby agree that Moss Vacations has the authority to charge cost of property damage or loss to credit card on file.
Guest Responsibilities: Guests are expected to be conscientious of our neighbors and all local laws. If for any reason, neighboring properties or law enforcement notify us of valid civil or legal complaints against a reserved guest, we hold the right to remove guest from premises without compensation or refund of any fees charged. Guests also agree to vacate property at agreed upon date and time or be responsible for any monetary loss related to delay in check-out; including but not limited to cost of additional night(s), cost of compensation for other affected guests, and legal fees.
Taxes: City taxes of 13% (7% local and 6% Hospitality) will be added
